A good-quality roof that is properly maintained can last a lifetime. Painting your roof regularly is one way to ensure it remains in top condition and lasts for years to come.
But how often should you paint your roof? Read on to find out!
On average you should paint your roof every ten to 15 years, and if you do that, your roof will last a lifetime. As long as the paint stays durable, the roof is protected indefinitely.
In Auckland there are a few factors to consider that have a direct impact on how often you need to paint your roof.
As most people know, here in Auckland the sun can be harsh – and unlike you, your roof can’t take shelter when the sun’s heat is beating down on it. There’s nowhere to hide if you’re a roof in the sun!
If you have an iron roof, either corrugated or long run, or a decramastic roof (which is made up of iron as well) or a colour tile roof, our local weather conditions will begin to corrode your roof and wear away at the paint.
As most Aucklanders know, people here can’t help but have a natural affinity with the beach. The vast majority of us are within a short drive of a beach, and we flock there on sunny days.
However, being surrounded by the sea is not good news for your roof. If you are living within a kilometre or two from the sea, there’s a far greater impact on the roof with the salt in the air damaging your roof over time.
If you do not keep up with roof painting you’ll start having rust holes appear as well as leaks.
Eventually you may have to replace sheets of iron or get the whole roof reroofed if you neglect it for too long. Given that a new roof is typically about four times the cost of a repaint, putting off your maintenance and painting programme could be very expensive in the long run.
With concrete tile roofs, the weather, rain and wind will wear away at the protective coatings on the tiles that were originally there.
This will then allow water to be soaked up into the tile, as they become more porous. This in turn will make the tile heavier, which can cause issues with the structure of the roof, as they are only designed to hold a certain weight.
It could also result in dampness coming through and it can also create cracks in the tiles so you again have leaks. And sooner or later you’re going to have to get it painted anyway.
With a concrete roof, your pointing will also be affected if it’s left out, and it will start falling away if you don’t have a protective coating on it, such as paint, etc
So it’s best to just keep on top of things, so you don’t end up with a stressful, expensive and unexpected bill to repair or even replace your roof!
When painting your roof, it’s important to make sure that you choose a quality paint that will stand up against all types of NZ weather conditions and temperatures.
Make sure that when selecting a paint for your roof, you always read and follow the manufacturer’s instructions carefully.
Many paints are formulated specifically for iron roofs and may require special preparation before application because these roofs are prone to oxidation and rusting when exposed to the elements over long periods of time.
Ultimately, choosing the right type of paint for your particular climate will help protect your investment in both time and money as well as ensure that your roof looks great for years to come.
So in summary, painting your roof every ten to 15 years is the answer. And if you use a professional roof painting company like ours you’ll get a guarantee, as well as knowing the prep work and painting is done to a high standard.
